Navi Mumbai region heads for rapid infra, realty growth

The commencement of commercial flight from the Navi Mumbai International Airport (NMIA) is expected to speed up infrastructure and real estate development across Navi Mumbai and surrounding regions, analysts & industry executives said.

Several major infrastructure projects have gained pace. These include the Atal Setu (Mumbai Trans Harbour Link), the Alibaug–Virar Multimodal Corridor, the Mumbai–Navi Mumbai Metro, and improved connectivity to the Mumbai–Pune Expressway.

This enhanced infrastructure network is directly boosting demand for residential as well as luxury housing in the region, officials said.

Mohit Malhotra, Founder & CEO, NeoLiv said,“The commencement of the first commercial flight marks a decisive moment for the expanded MMR,setting in motion a new phase of regional growth. While micro-markets closest to NMIA will benefit immediately, its larger impact will unfold across strategically connected locations such as Khopoli.”

“Positioned along the Mumbai–Pune Expressway, Khopoli stands to gain from improved accessibility, rising economic activity, and expanding employment corridors linked to the airport ecosystem. We see this as a pivotal opportunity to shape thoughtfully planned residential destinations,” he said.

“Locations within a 45-minute radius of NMIA offer a rare convergence of connectivity, affordability, and lifestyle value, making them compelling choices for both homebuyers and long-term investors,” he added.

According to real estate industry data, property prices across key micro-markets in and around Navi Mumbai have recorded ayear-on-year increase of 15% to 35% over the past 12 months.

The areas located close to the airport are witnessing the highest price appreciation, while regions within a 45-minute connectivity radius are emerging as investment destinations.

Driven by the work-from-home and hybrid work culture, demand for second homes and weekend homes has surged sharply in locations such as Navi Mumbai, Karjat, Khopoli, and Alibaug, industry officials said.
