Horizon Industrial Parks, a Blackstone entity, in a span of four years has emerged as one of the largest industrial and logistics developers in South India, building a strong footprint to support the economic growth in the region.

The company with 60 million sq. ft overall space is the largest logistics company in India and south India dominates its spread with almost half – 24 million sq. ft in the region.

The company controls 17 industrial and logistics parks spanning about 940 acres across Tamil Nadu, Karnataka and Telangana, with a total leasable area of 24 million sq ft. This puts Horizon at the top of the table in the southern region by leasable area, with closest competitor IndoSpace at 20.5 million Sq. Ft across 25 parks, and ESR at 4.5 million Sq. Ft across two parks.

“The portfolio has been diversified deliberately to cater to both manufacturing-led demand and the needs of logistics operators. The tenant mix spans auto components, aerospace, engineering, defence suppliers, 3PL companies, cold chain operators and e-commerce firms,” saidUrvish Rambhia, CEO, Horizon Industrial Parks in an interview.

Much of the company’s recent growth has been driven by its entry into Tamil Nadu, particularly the Chennai region, where it has added seven sites in two years. This includes two in-city logistics parks in Chromepet and Virugambakkam, aimed at urban distribution and last-mile delivery.

Across South India, the company’s network now covers Hyderabad, Bengaluru and Chennai, with assets distributed across major first-mile industrial areas and last-mile consumption zones.

Of the 17 parks, three are in-city assets designed to support fulfilment, distribution and rapid-delivery operations.

In Tamil Nadu, Horizon is developing a build-to-suit facility of about 4 lakh Sq. Ft in Chengalpattu for Yazaki India, the Japanese wiring harness and auto components major. This is Yazaki’s third facility with the developer, following earlier units in the NCR and Bengaluru.

At Hosur, Schneider Electric has signed up for a facility of nearly 0.7 million sq. ft, to be developed in two phases. The first phase, at about 500,000 sq ft, is expected to be operational by January 2026 and will employ around 1,500 people.

In Karnataka, the company recently leased about 0.3 million sq. ft to Scootsy, the logistics arm of Swiggy, at its Dobaspet I park near Bengaluru.

Mr. Rambhia said, “Horizon’s operating model emphasises centralised design standards, predictable construction timelines and unified park-level services that enable faster go-to-market for our customers. In a region where demand has been rising faster than organised supply, developers who are able to standardise delivery, offer integrated business ecosystems, and multi-city networks are gaining increased acceptance from large tenants.”
